Payment Assistance Frequently Asked Questions

A forbearance is a temporary suspension of your mortgage payments intended to allow you the time and flexibility to manage the financial challenges affecting your ability to pay your mortgage. A forbearance does not include forgiveness of any amounts.
  • A forbearance plan is available to customers who are experiencing financial hardship due, directly or indirectly, to the COVID–19 emergency.
  • If your loan is owned by Fannie Mae or Freddie Mac, or if you have an FHA, VA, or USDA loan, your loan is likely subject to the CARES Act. The CARES Act allows for a forbearance of up to 180 days upon request, with an extension of up to an additional 180 days if your hardship is ongoing.
  • To qualify for Forbearance under the CARES Act, you must affirm you are experiencing financial hardship due to COVID-19, but no additional documentation is required.
  • Even if your loan is not covered by the CARES Act, or if you do not know whether your loan is covered by the CARES Act, if you have a hardship you may contact us to request assistance. Please call 800-401-6587 and we will work with you to evaluate your situation.
  • The initial forbearance plan suspends payments for three months.
  • If your financial hardship remains at the end of the forbearance plan and you are unable to resume your normal monthly payments, contact Caliber for assistance. Customers with loans subject to the CARES Act may specifically request additional forbearance plan(s) in three-month increments, up to a total of twelve months from the starting date of the initial forbearance plan. There may be additional assistance options outside of forbearance available to you as well.
  • No penalties, late fees, or additional interest will be charged during the forbearance plan(s).
  • Delinquent credit reporting will be suppressed during the forbearance plan(s).
  • Requests for assistance after the later of the expiration of the COVID-19 emergency period, or December 31, 2020, will be considered under Caliber’s standard assistance programs.
  • If you are unable to pay the full amount of missed payments at the end of the forbearance period, there may be several options available to you. Please contact us as your plan nears completion so that we can help find a solution that works best for you. You will likely be required to provide additional information to Caliber so that we can determine your eligibility for other assistance options.
  • Assistance options at the end of the forbearance period will depend on investors requirements, applicable laws, and your individual circumstances. After the forbearance plan is over, options for next steps may include:
    • Extension of forbearance plan – if you are unable to resume monthly payments at the end of your forbearance plan, we may be able to extend the forbearance plan for an additional amount of time.
    • Repayment plan – over a set number of months, you’ll pay an extra amount in addition to your normal monthly payment to cover the amount you owe from the forbearance.
    • Loan modification – if you qualify for a loan modification, certain terms of your loan are modified to bring your loan current and to provide you with an affordable payment.
      • Some loan modifications may include a change to your interest rate, a term extension (which tacks on additional months to your loan and gives you more time to pay), or a deferral (which puts some or all unpaid amounts into an interest-free balloon payment due at the end of the loan).
      • A standalone partial claim, mortgage recovery advance, or deferral may also be offered by some investors. These options do not modify your loan terms, but put some or all unpaid amounts into an interest-free balloon or interest-free subordinate mortgage due at the end of the loan.
    • Pay it as a lump sum – if your financial situation allows, the simplest option is to pay back the amount owed as a lump sum and pay off the amount you owe at one time. We know this isn’t always possible for customers.
  • Caliber is legally required to send delinquency notices under the terms of your loan. These delinquency notices do not impact the terms of your forbearance plan.
  • Although delinquent credit reporting will be suppressed, your account will become contractually delinquent as a result of the payment suspension.
  • You may receive correspondence related to Loss Mitigation assistance.
  • We will not initiate the foreclosure process, or move for a foreclosure judgment or sale, during the forbearance period.
  • If your financial situation changes, you can cancel your forbearance plan at any time. But keep in mind that all payments missed during the forbearance plan will be due.

Individuals may become more aggressive in trying to gain sensitive personal information or collect donations for fraudulent charities. Please be wary of any social media requests, texts, or phone calls related to COVID-19.

Here are a few tips to protect yourself and remain vigilant during this time:

  • Use caution if opening unsolicited emails, especially those that include links or attachments.
  • Use known, trusted resources, such as government websites for up-to-date information.
  • Do not reveal personal or financial information in email, and do not respond to email solicitations for this information.
